G-13 and G-14 Islamabad: What to Check Before You Buy
G-13 and G-14 Islamabad: What to Check Before You Buy
G-13 and G-14 sit on Kashmir Highway with straightforward access to Blue Area, G-11 Markaz and the Metro Bus route. Both attract buyers, but they suit very different people.
The Difference That Matters
G-13 is largely built out. Houses are occupied, the markaz is trading, and schools, mosques and clinics are already running. If you want to move in soon or start earning rent, this is the sector that delivers today.
G-14 is still developing. Prices are lower, but full development will take time. That trade-off suits someone holding for the long term rather than someone who needs a home this year.
Five Things to Verify Before You Pay
1. The allotment or transfer letter is genuine. Verify it directly with FGEHA or the relevant authority. Do not rely on a copy handed to you by a seller or agent.
2. Possession has actually been granted. Owning a plot on paper and being able to build on it are two different things.
3. Development charges are settled. These often surface after the sale and land on the buyer.
4. Any premium is already in the price. Corner, main road and park-facing plots carry a premium. Ask whether the quoted price includes it.
5. Utilities are connected, not promised. Confirm whether gas, electricity and water are live in that specific street.
Which One Suits You
If you need somewhere to live now, or want rental income from month one, G-13 is the safer choice. If you can hold for three to five years and want a lower entry price, G-14 has more room to grow.
Whichever you choose, verify the paperwork yourself before any money changes hands. Sakoonat Network lists verified properties in both sectors.
